When is the best time to sell? It’s all about the timing

Local independent estate agent, Alasdair Morrison answers the age-old question: “When is the best time to put my house up for sale?”.

“As an estate agent in Newark and Southwell, I am frequently asked this question by prospective home sellers. Interestingly, over the past 30 years, my answer has changed quite significantly,” says Alastair.

“In the 1980s it was important to have a house ready to be offered for sale in the week running up to Easter. The next best alternative was early September, in the hope of a move before Christmas.”

“However, a fairly recent shift in house-buying habits, caused mostly by the internet and partly through social media, has evened out the historical peaks and troughs of the annual housing market and created an ‘all year round’ approach to buying property.”

Alasdair continues: “Currently, we are seeing a shortage of new property being made available for sale. However, I believe this is now the best time to sell, as the shortage of supply to the market creates an increase in the demand from buyers.

“If you are thinking about selling in the New Year, my professional advice is not to wait to put your house on the market until Easter.”
