Always review the feedback from previous viewings. Every potential purchaser has their own personal buying criteria, which they use to measure each property by. Take a look at your house with a neutral eye. Perhaps you can make small changes that might encourage a buyer to take a second look by doing those small DIY jobs that you thought you could leave for the new homeowner?
Let the agent do the viewings. Letting the agent conduct the viewing gives the buyer space to look around without pressure.
Seriously reconsider the sale price. If you seriously want to sell, then the price must be right. The longer the property remains up for sale, the less chance you have of achieving that original asking price. Be realistic.
